Guests will be refunded the amount of payment that has been made less 10% cancellation fee only if the house is re-rented. If the house is re-rented for only a portion of the rental period, you will be held accountable for the balance. No refunds are available for cancellations upon or after arrival; Trip Insurance is recommended. Payments Reservations require a 50% deposit at time of reservation. Personal checks and Visa/MasterCard are accepted. The balance of the rent plus taxes, security deposit, and other fees are due 120 days prior to check in. Security Deposit A security deposit of $350 on a credit card will be required with registration. Deposits will be returned 30 days after departure if damages or losses did not occur.
Your credit card number will be held as a security deposit for any extra cleaning requirements or damage to our home, furnishings, or equipment. Guests are responsible for any damages and the cost of any repairs, any extra cleanings required, and the cost of any missing items from the rental unit. Damages should be reported immediately to management. Itemized damage and/or additional cleaning charges will be provided to you within two to four weeks of your departure. Check-In Time Check-in time is 3 PM. Early arrivals are recommended; locating Glenmerle in the dark can be difficult. Check-Out Time Check-out is no later than 11:00 AM. Late checkouts (after 11:00A.M.) will be charged an additional $50.00/hr. Tax Rates A 7% sales tax and a 2.75% occupancy tax will be charged to each rental on the rent amount. Refunds No refunds will be given for late check-in, early check-out, mechanical malfunctions, disruption in utilities, disruption or loss of cable/satellite T.V., bad weather, illness, accident, acts of God, or damage to personal property. Pets Pets are not allowed in Glenmerle. Animals in the home will be grounds for immediate eviction without refund. Renters are liable for the cost of repairs and extra cleanings caused by pets. No Smoking Glenmerle is a non-smoking home. A $500 assessment will be charged if anyone is found smoking on the interior premises. Occupancy Maximum of five persons in the home. North Carolina law permits two persons per bedroom. Occupancy of the premises must not disturb the neighbors. Satellite/Cable TV Glenmerle has satellite television but the movie rental access is blocked. DVD movies are available locally; a DVD player is available on site. Items Left Behind A $25 service fee plus cost of the shipping will be charged to renters for returning their personal property. Water Glenmerle is served by a private water system from a well. Inspection/Entry Glenmerle's agents and contractors reserve the right to enter the premises to perform maintenance or repairs. Advance notice will be given when possible. Items Furnished Glenmerle is furnished with kitchenware, appliances, light housekeeping products, bed linens, and towels. Personal items, groceries, and basic staples are not furnished. Recreational Vehicles The use of recreational, camping, and ATV vehicles is prohibited. Alcoholic Beverages Our area is dry; the nearest liquor store is 30 miles away. Beer and wine can be purchased at Mica’s Private Members Shop in Sapphire Valley. A gift bottle of wine awaits your arrival at Glenmerle. Renters are asked to please respect this home as if it were their own. Renters must report all damages and/or problems in the rental unit right away in order for them to be addressed immediately.
